The Middle Room

I don’t know what else to call it but the “Middle Room.” It’s the room between the room by the front door and the room by the back door. The Middle room is where 1/2 of the fireplace is. It is also where we just found some really cool bead board ceiling tucked up under some super nasty popcorn sprayed drywall. We won’t mention the huge gaping hole or the peeling paint or how much time and work it will take to bring it back to it’s original beauty. We will instead relish in the satisfaction of knowing that the idiots that lived here didn’t ruin everything by removing the beautiful wood.

Bricks and Soot

I have been chiseling away at the hidden chimney this week in between the big jobs. As if it wasn’t a big job, HA! A few back pictures to get you in the mood.

Here is a picture of the fireplace the very first day we saw it. It’s hidden behind that wooden entertainment center if you missed it.

Here is a picture of the original front with just a few hammer holes included. Notice the beautiful artificial brick front and the absence of a stately mantle.

With the lovely entertainment cabinet moved, there was a need to find out what is behind the wall. Who has seen the rehab addict show when she yells “I just want BRICK?”  That is completely what I yelled when I started whacking on the wall. Peek-a-booooooo I see you brick!

On the mantle side, originally it had been made into a gas firebox. I’m not sure what exactly they did to it but there is a coating of something around the perimeter of the box and on the inside. Chisel chisel some more.

It’s almost all gone but what do I see but a piece of metal on the top of the firebox that is loose. Hammer and crowbar in hand I pull and pry and pull some more. I pull just enough…………………..the chimney dumps into my lap. I found the soot

The Super Troopers

Week 2 is in the books. Most days PeeWee and Bea aka  “The Super Troopers” are at the house during the day while Steve and I work our day jobs until 5ish and then head over to work the night shift.

I got off work a little early the other day and when I walked in, I found some Sleeping Beauties. Of course, I ran to get my phone and completely threw the older folks under the bus and scattered this picture around the social media venues. I can however state that they work ridiculously hard every day. They do have certain things that they are unable to do mainly due to the fact of being ____ and _______ years old. Also there is the big “C” word that plagues the life of one of the troopers. They are totally putting in their sweat equity.

Nothing about the house.

The house project has been the topic of conversation for so long, I sometimes forget to think about other things. I never want to be the kind of person that when you speak to me, you know what will be said. There has to be balance. I’ll just keep telling myself that.

In the last few months and especially weeks, life has taken a few twists and turns. Yes we did finally buy a house after 9 1/2 long months but even better………my kids now BOTH LIVE IN OCALA!!!!! 5 years ago, when we told them we were moving their words were this, “We are so excited for you and we will miss you but we will never, NEVER, NEVER NEVER NEVER live in Ocala.” I don’t think I am speaking out of turn at all.

Kyle recently moved to Vermont for a job. The job was not the job of a lifetime. It was not the job that made his heart leap for joy. It was none of those things and in the end, he made a very difficult decision to come home. You can imagine how hard it is to come back and wonder what people are thinking. But really, people think he is so incredibly smart, super talented at anything musical and a great friend. They think he loves his family and his friends. As my heart hurts for him as he makes difficult decisions, when he said “I am coming home” I can honestly say I cried for joy. Welcome home son. You have been missed and God has something incredible for you. Your story is already written.

Courtney came to Ocala to visit in May. She had no intention of staying here. She was a traveler. A gypsy. Whatever you call it she moved around, alot. One day she said “Mom, I think I want to stay.” WHAT???!!!!! And stay she did. She now has a job, a new guy and others say she is a new Courtney. You cannot even begin to imagine how it felt to sing in church yesterday standing next to my daughter. New, old, don’t care. This momma’s heart is full.

No matter how old they are, I am always Mom. They are just so cute.

Cinderella Project – Part III

As soon as the legal binding contract was signed, the eviction process would begin.

Recap….Apartment 1 has 3 bedrooms and 1 bathroom. We knew that there was a woman and her 2 teenage children  living in this apartment. Apartment 2 had a man and his adult son. Apartment 3 was a single man or maybe he had a girlfriend, Apartment 4 was a single woman and Apartment 5 lived 2 men.

According to the realtors, there were no active leases on any of the apartments. In May, we find out that this is not true. Apartment 1 has an active lease that will expire August 31, 2015.

The end of May 2015 apartment 2, 3 and 5 were vacated. Unit 4 would be vacated within the week and unit 1 was not budging. The owner of the house, which was a corporation was now losing money since most of their renters were gone. The owner had offered $1000 to the woman in apartment 1 to vacate prior to her lease. Every month we would be hopeful for her to leave. We became stalkers. Steve would drive by the house in the morning on the way to work, I would go by at lunchtime and he would drive by again on his way home. I am not sure what we thought this would accomplish.

Ken and Wendy would walk their dog by during the week and text us. “car in the driveway” “People on the porch.”

We also were introduced to our neighbors. Our house had become the black sheep of the neighborhood. Loud parties, trash in the yard, lots of arrests, drugs sold off the front porch…..yeah great place and we actually want to live there. Our neighbors would also text with all the activities that were going on at the house.

There was currently a property manager for the property, his name was Fred. In June, Fred was supposed to deliver papers from the property owner to the tenant in apartment 1 with an offer of eviction prior to the end of her lease. Welllllllllllllllll Fred did not deliver the papers as promised and another month goes by without an eviction.

July offered new news. There had been a break in at the house and when the police came, the tenant in Apartment 1 was hiding in a closet and was then arrested for drug possession. The police also said that there were at least 10 people living in Apartment 1. Mattresses everywhere. In July, the daughter of the tenant also went to jail for drug possession. I began to feel sorry for this family. What addiction does to a family is horrible. During this time, the sellers attorney began eviction proceedings through the court system. Long? Yep. Frustrating? Yep.

In August, the sellers realtor asked if we wanted to go over and look at the house again. It had been months. Yes of course, I would love to. While there, I am able to meet the ex-husband of the tenant who is in jail. Really? Why are you living in my house? Why? Why? Why????????? He said that he had a place to live and would be moving out August 13th. Ok, maybe we are getting somewhere! The weekend of August 13th comes. The neighbors are all sending us pictures of a giant moving truck in the yard. HOLY COW!! They are moving out. Nope. The stayed.

Then one day………we get an email from the sellers realtor. He said “Are you sitting down?” Apartment 1 will be vacant this week and we can close. Closing was set for September 22nd. The long and winding road has ended or has it? I think maybe it has just begun.

The Cinderella Project – Part II

Up until this time, we lived in a beautiful “house of our dreams”  we had purchased  in November of 2010 when we moved to Ocala. We had recently put in a beautiful pool and were enjoying life.

After looking at the historic house and deciding to look at our options, we spoke to our financial advisor and she offered some suggestions. Look into residential mortgage first. If necessary a commercial loan and even a cash offer. We were given a few names to contact regarding mortgages. The calls began. The news was not good.

Wenona is zoned R3 which means it has 4+ apartments and a person cannot get a residential mortgage on a building that is zoned R3. Also, when a person already has a primary residence, mortgage companies are hesitant to issue another primary mortgage without some sort of proof you will be using the new home as their residence.

Proof? What kind of proof are you talking about? The idea was to live in our current house, buy the historic home, fix it up as much as possible and then move.

Nope. The mortgage company wants us to put our current house up for sale so that we can show them we are serious about making the historic home our primary residence. Ok whatever…….ya’ll are stretching me.

On January 12  our realtor came to the house to talk about what’s next. Buy, sell, have a panic attack, whatever.

January 26, 2015 we put our house up for sale. We had a contract in 4 days. We however did not have any options with a residential mortgage to buy our house due to the zoning issue.

Steve and I were celebrating our 30th anniversary on February 9th and had already planned on an overseas vacation to New Zealand and Fiji months and months before never with any thoughts of buying or selling a house.

February 23rd we left the country, had a contract on our current house and were trying to secure money to purchase the historic home. New Zealand is 18, yes you heard me right 18 hours AHEAD of the USA. That makes it very difficult to have any sort of communication with realtors, mortgage brokers, financial advisors, friends or family. But we did it and our trip was such a wonderful experience and here’s to 30 more years.

Upon our return to the USA on March 11th, we tried to settle back into normalcy as quickly as possible however on March 12th when Steve went into the office, he was in a horrible truck accident. Steve had a neck and shoulder injury and an airbag burn to his arm. His truck was in really bad shape but thank God Steve was ok. $16,000 to repair his truck and currently he is still receiving treatment for his neck and shoulder.

Fast forward to April 11, 2015, we close on our current home and move in with my Mom and Dad. They were gracious enough to allow us to barge our way in with all of our crap and live with them. We are expecting a 6 week visit. Boy, are we ever wrong with the estimate. We are unable to secure any sort of loan to purchase the home,  so a cash sale it is. We have scraped together enough money to purchase and offer the deal to the seller. Currently the house is full of tenants. We think there are approximately 10 total people living in the house. The contract states that we will not take possession of the house until all tenants have been evicted. Best decision ever.

Week 1 is in the books!!

We made it through the first week of renovations! With only a few bruises, sore muscles and lost sleep we have powered through. Mom and Dad have been troopers, Steve has had one of the busiest work weeks of the year, delivering 8 trucks in 7 days, I am currently in design mode at Church plowing through upcoming renovations. But we did it. We have  stripped drywall down in the entire apartment, gutted the bathroom and kitchen and we will soon be calling in the subs for electric, plumbing and AC. Here are a few pictures of “before” and “after.”

IMG_0007 (1) Here is a sneak peak in the big house. There was an off centered gas fed fireplace in the front room. You can see I was ambitious with the hammer. Through the plaster and lathe you can see a tiny bit of the BRICK CHIMNEY peeking though. No excitement at all.

What does one do????? Well of course you go to the other side of the wall and start hammering away. That wall has got to go. More to come.

This weekend will include removing one more wall of drywall in the apartment, pulling out the bathtub and the nastiest toilet I have ever seen and continuing to chisel away on the fireplace wall in the big house. We will also be taking in a Gator game on Saturday night with friends. Gotta rest sometime.

The Cinderella Project – Part 1

What exactly is the “Cinderella Project?” It is turning something ordinary and abused into something beautiful. We purchased this home on September 22, 2015 after 9 long months . It is a 1903 home in the historic district of Ocala Florida. It was converted into a boarding house in the 70’s or before. I have not had much luck in locating any history on our house. Since then it has deteriorated and been severely neglected. Here is our story.

New Years 2015 we spent time with our friends Ken and Wendy. We went to their house and then decided to take a walk downtown. They live in the historic district of Ocala and there are some beautiful homes. There are also some not so beautiful ones. Ken and Wendy purchased a Craftsman Bungalow that needed a ton of work earlier in the year.

Steve and  I  have talked about “one day” buying an old house and fixing it up. The more we walked, the more we talked about this dream. The following day I called a friend/realtor and asked if she would set up time for us to look at 3 homes. Michelle the realtor scheduled time for 9:00 am on January 2nd.  (Steve, Charma, Kyle, Michelle, Ken and Wendy attended)

The first house we were scheduled to look at we found out already had a contract on. The second house was a super cute house at a great price but it was small and there was no room for any sort of workshop or garage.

We were met at the third property by the realtor (Billy) for the sellers. The house is currently a boarding house. It has 5 separate apartments. 1 apartment with 3 bedrooms and  1  bathroom and 4 apartments with 1 bedroom and 1 bathroom. The realtor must give the tenants 24 hours notice of a showing so that the tenants can vacate. However……they did not.

Apartment 1: We walked and there is a woman sitting in the dark on the couch. Later in the story, this is the lady who makes buying our house very difficult. She is not very friendly and it is crazy dark. All the curtains are closed and it’s creepy. She immediately tells us that we are not to go upstairs because her daughter is sleeping. We continue walking through the apartment (this is the 3 bedroom 1 bath unit)  Kyle is ahead of me and as he walks into the kitchen area, I hear him say, “Hi kitty”. He turns to me and says there is a cat on the dishwasher.  Wendy and I see the back set of stairs, which we are not supposed to go up. We hear the woman from the front room yell “don’t go up there my daughter is sleeping.”  I am currently freaking out and Wendy goes up the stairs. She looks into the room at the top of the stairs and then looks at me. I said “what do you see?” Her response is “I see booty” There is a naked girl laying on a mattress in the room passed out.  We named” this apartment the smoker lady and naked girl apartment. There were two other bedrooms and a bathroom.

We continue to look around the apartment. The windows are original 1903 with beautiful wavy glass, the floors are original hardwoods. I’m in love already.

Back out to the porch and into the 2nd door. This led up to the 2nd and 3rd apartments. Walking through the porch door, immediately there is a large very steep set of awful AWFUL stairs. Into apartment #2 respectfully named the Christmas tree apartment. It was by far the cleanest apartment but that’s not saying much. Walking directly into a living room, a bathroom and a kitchen. A bedroom was immediately to the right. Still original windows and wood floors and bead board ceilings. Swoon. The floors are covered with linoleum stick down tiles and I wont even talk about the filth.

Back to the hallway and into apartment #3 “the pool table “ apartment. We were greeted by a woman looking very uncomfortable. Her apartment as well was very dark, messy and I couldn’t tell where the heck I was. The front door led into a room (not sure what it was) immediately into the pool table room and the down a hallway to the right where there was a bathroom, kitchen and bedroom. We did not hang there for long. AWKWARD!!!!

Back to the hallway there is also a ceiling access that leads to the 3rd floor. From the outside of the house you can see a small leaded window on the 3rd floor. Treasures or dead bodies, not sure which to expect.

Down the stairs and back out to the porch.

Unable to enter apartment #4 today. BOO. It has a bay window in it and can’t wait to see the inside.

We wander around the outside of the house which leads to a 5th apartment that has a separate entrance but is attached to the rest of the house. MIL suite, yes I think so. We are unable to get into this apartment today.

There is a large access to the underside of the house from the back and there’s a basement. Billy says is 20 x 20 but today it is padlocked. OMG!!!!! Can you say Abandoned work shop?

The siding on the house has been covered with aluminum siding. Gross gross and grosser.

There is a very large carport. 4 open bays (2 cars each) a garage with no door and a locked bay on the very end. It’s in need of repairs but what a great thing to have.

The property is ¾ of an acre which is huge for downtown. There is a circle driveway all the way around the house and the backyard back up to our friends Ken and Wendy. So we share the fence and we would be neighbors if this happens.

Later that night we went downtown with Ken and Wendy. We walked to the downtown square and stopped at Starbucks. We talked and talked about the house and already decided to make a second appointment to go back and see the rest of the apartments.

January 8th 3:00 returned for a 2nd viewing. (Steve, Charma, Kyle, Ken, Wendy, Michelle and Billy attended)

We were able to go back into apartment 1 and get a better look. The tenant lady was still there but much more friendly. She had the curtains open and we could see so much more than the first visit. The walls were covered with some sort of wood paneling. Wendy was drawing all the walls and details while Kyle took pictures. This is so essential since we would be turning this home back into a single family residence. We all walked up the stairs to the naked girls room and this time and found that this was a single room with a small bathroom. This room would make a great office or craft room. There was also no naked girl to be found. Thank goodness.

We went back up the stairs to the 2nd floor apartment #2 (Christmas tree apartment) and went in again. No new surprises were found.

We were unable to get into apartment #3 today (pool table apartment)

Back downstairs to apartment #4 and entered. There were two men sitting on the couch as we entered. Super weird but I think we were all used to the weirdness by now. The first room was a living room where the bay windows were located. There was also a fireplace or stove in this room. You walk to the right and on the immediate left there is a really gross kitchen, continue down the hall and there is a bedroom and a bathroom. If things weren’t awkward enough, that day there was a plumber fixing the toilet. So as we peek into the bathroom to see the super cool claw foot tub we have to look over the plumber hunched over the toilet. In the rear of this apartment was a closet that was padlocked. Ok my thoughts went immediately to maybe it goes somewhere in the house. BUT NO I was told it was probably there marijuana plants and drug stash. Terrific. This apartment also had original windows in major disrepair, hard wood floors and beadboard ceilings.

We were also able to see apartment #5 which we call the MIL. It is around the back of the house and is attached but you cannot get to it without going outside and around.  Up some stairs, which will need to be turned into a ramp and into a very dirty 1 bedroom 1 bathroom apartment. The ceilings were lowered and the kitchen is the size of a small closet. Always in the back of my mind are my parents. This would be the perfect home for all of us.

Ken and some others went under the crawl space to look around. I AM NOT GOING IN THERE!!!! The good news is, everyone said it looked really good.

We were able to get into the basement today!!!!! It’s amazing beyond amazing. It’s totally finished on the inside and there is already electricity ran to it. My heart did a little pitter patter when I saw this room. However there are stairs that lead down to it and thinking of lugging furniture down the stairs makes me hurt, just a little.

We stand in front of the house for what seemed like an hour after we looked at it for the second time. I think both realtors just wanted to yell “what the heck are you going to do!!!!!!!???????”

We decided to start the process. At least find out what the options are. Our current house, a new/gross/old/cool/disgusting house full of tenants, insurance, residential mortgage, commercial mortgage, etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc etc.

thank goodness there is not “Smell-a-vision”

Renovations have begun! We have started demolition on the “little house” or the small apartment that my parents will be living in. Nasty cannot begin to describe the condition of the “little house.” Here are a few pictures for your pleasure……don’t say I didn’t warn you.

898 the lovely color on the walls is called “nicotine stain.” however on the left where the hole is ……..hang on, it’s a biggee!!!!!!!
901 not 1 but 2 air conditioners. We all know how hot it is in Florida
so the surprise hole in the wall was an original opening from the “big house.” The “little house” is an addition that we are unsure of the original date. The “Big House” however was built in 1903.

We will continue with demolition through this weekend. It will include removing all the drywall, pulling down the ceiling tiles, removing an old closet, expanding a closet in the bedroom, completely gutting the bathroom (wow aren’t you surprised after the pictures?) and probably much more.

I am excited to share this journey.
